For builders

Signed projects.
No lead fees. No auctions.

Grandmark qualifies homeowners before a builder ever sees the project: budget checked against real costs, financing evidenced, land status known, red flags listed. You receive a packet you can bid from, and you pay only when a contract signs.

The economics

What it costs, exactly.

On a signed contract

3% / 2% / 1.5%, combined cap $24,999

3% on the first $250,000, 2% from $250,000 to $500,000, 1.5% above $500,000. A $500,000 contract pays $12,500. At $1,000,000, the combined $24,999 cap with the owner's $7,500 fee brings the builder side to $17,499. Half at signing, half at construction start. Nothing at closing.

When a co-op is already in the deal

One pot, near 3% total

If a buyer's agent commission is already payable, the Grandmark fee and the commission share one acquisition pot. The split is stated in the disclosure before the introduction. No stacked surprises.

Always

$0 for leads, packets, or membership

No lead fees, no per-packet charges, no monthly dues. Reject any packet for any reason and nothing is owed.
