The scope is written from the inspection report before anything is priced. Where an item is likely to open up, we say so at the scope stage rather than discovering it with the wall open.

Changes appear on the invoice

Change orders are written, priced, and approved before the work proceeds. Nothing reaches an invoice that was not agreed in advance.

Nobody can say where it stands

One accountable point of contact from scope through closeout. You are not routed to a dispatcher or a shared inbox.

Completion cannot be evidenced

Photographs and itemized completion are assembled as the work happens, in a form that can be forwarded to a lender or title company without editing.

The contractor takes on too much

Grandmark works within a defined scope band. Work beyond that band is referred out rather than stretched to fit, and we tell you before we tell your client.

First

On receipt of the report

We read the original document and come back with a plain read: what is ours, what is not, and anything in the list likely to become larger than it appears on paper. If it is not ours to do, that answer comes back quickly and without a pitch attached.

Second

At the scope

An itemized scope written against the report, priced line by line. Items are traceable back to the report language, so your client can see exactly what was negotiated and exactly what is being performed.

Third

If anything changes

Before it changes. A written change order, priced, requiring approval before the work proceeds. If a change puts the date at risk, you hear that at the same time, not at the end.

Fourth

At completion

A closeout package: scope as performed, photographs, itemized completion against the original report. Forwardable as received.

Grandmark is referral-first. A vetted vendor list is how a team creates a dependable route from an inspection report to documented completion.

If your brokerage or team maintains a vetted vendor list and you need documentation to add us, ask. Certificates of insurance are available on request, and we will complete whatever intake form your office uses.

What we will not do is trade on your name. We do not publish client or partner names, we do not use a referral as a marketing claim, and nothing that passes between us appears on this site.

A complete closeout package, redacted of names and identifiers. It shows the certification, the itemized completion traced back to the inspection report, and the timeline of record.

Read it before you put us in front of a client. It is a better reference than a phone call, because it is the actual work product rather than an opinion about it.

You send the inspection report, appraisal, or condition. We come back with a plain answer: what is ours, what is not, and anything on the list likely to open up. A no arrives just as fast as a yes.

An itemized scope priced line by line against the source document, from the date we have access to the property.

Work begins within five business days of written approval, or we tell you at the scope stage that it cannot.

The closeout package is delivered within two business days of completion, assembled as the work happened rather than reconstructed afterward.

If anything threatens the closing date, you hear it the day we know. Not at the end, and not after you ask.

If a date on your file cannot be met, that answer comes at the scope stage, before anyone commits.

What we can document.

Adding a contractor to a brokerage list means collecting documents. Here is what we can put in your hands.

Certificate of insurance: Issued with your brokerage named as certificate holder, on request.
Subcontractor identification: Any subcontractor engaged on your client’s job is identified in the closeout package by name, alongside the work they performed.
Licensure: Trades requiring separate licensure, electrical, plumbing, mechanical, are not self-performed. They are subcontracted to licensed contractors, named with license numbers in every closeout package.
Workmanship warranty: One year on our workmanship, stated in writing before work begins. Material defects are not covered.
W-9 and your own vendor forms: On request. We will complete whatever intake, approval, or compliance form your office uses.
