How Grandmark gets paid

Every fee, on this page,
in dollars.

How Grandmark gets paid. 3 kinds of work, 3 ways the money moves. Every number is on this page before anyone signs anything.

Pre-Listing Repairs

The property owner pays.

The assessment is always free. If the owner hires Grandmark to make the repairs, the owner pays for the work.

Repair-to-Close

The buyer or the seller pays.

As the deal is written. These are repairs that hold up a closing, on jobs up to $24,999. Payment can be deferred to closing.

Construction

Both sides pay, in the open.

On a brokered project, the owner pays a flat qualification fee and the builder pays a tiered origination fee. Grandmark's combined fees on a brokered project are capped at $24,999 total. If a number ever differs from this page, the signed disclosure for your project governs, and it is signed before any introduction.

Client side

A flat qualification fee. Never a percentage.

The fee buys qualification work, priced before any builder is involved.

Above $750,000

$7,500

50% at engagement, 50% at builder signing

The first half is paid before any builder is named. The second half is owed only if a builder contract signs; if none signs, it is $0. The fee buys intake, a budget reality check against current Tennessee costs, a feasibility and red flag screen, the written qualification packet (yours to keep), builder matching, and bid comparison support.

Builder side

A tiered origination fee, paid by the builder.

Combined total capped at $24,999

Paid 50% at contract signing and 50% at construction start. Nothing is collected at closing. If the tiered builder fee plus the owner's flat fee would pass $24,999, the builder fee comes down so the combined total stays at $24,999. If a buyer's agent commission is already payable on the project, the builder fee and that commission share one acquisition pot capped near 3% total, with the split stated in the disclosure before the introduction.

What Grandmark never charges for

The short list.

Never

Leads, memberships, or per-packet fees

Builders pay nothing to join, nothing to receive a packet, and nothing on a project they decline or lose.

Never

A percentage from the client, or a fee at closing

The client fee is flat and finished by contract signing. No Grandmark fee rides in the construction contract or the closing statement on a brokered project.

Never

Undisclosed money

Both fees appear in the signed tri-party disclosure for every project, in dollars, before the introduction happens.

Trust is the product. The fee page is part of it.
