Standard.


The same discipline on every job, the same way, every time.

This is not a service we sell. It is the reason the work is predictable enough to put in front of a lender, and the reason a referral partner can hand us a client without wondering what comes back.

01 — The standard

Four rules,
in order.

Each rule is a gate, and each gate produces exactly what the next one needs. Taken in sequence they hold. Taken out of sequence, every one of them has a predictable, nameable failure — and that failure is what a stalled closing usually is.

Qualify before you commit.

The deal is real, the date is known, and the paying party is identified in writing. Skip it and you spend a crew day on a file that was never going to fund.

Scope before you price.

Written scope tied to the item in the source document — what is repaired, to what standard, what is excluded. Price an undefined item and you eat the change order.

Approval before you schedule.

Written approval from the party who pays, before a date is held. Hold a slot on a verbal and you lose the day and the slot behind it.

Documentation before you call it done.

Photographs and sign-off before the invoice and before anyone tells the agent it is finished. Invoice without the record and you argue for thirty days.

Qualification produces the payer and the deadline. Scope produces the priceable item. Approval produces the authority to schedule. Documentation produces the proof to invoice.

02 — How every job runs

Three phases, run identically whether the job is a single inspection item or a full holdback scope.

I · Originate

Understand before pricing

Structured intake, captured the same way on every job: the scope as written in the source document, the property, the date the work is measured against, and who has to accept the result. We read the original report or condition — not a summary of it.

  • A consistent intake record on every enquiry
  • The source document read in full, in its original form
  • An honest go or no-go, delivered early and without a pitch attached

II · Qualify

Confirm it holds

Scope defined against a real finish line, risks surfaced before they are discovered, and the whole thing tested against the band. This is where a job that will not work gets stopped — which is cheaper for everyone than stopping it at eighty percent complete.

  • Concealed-condition risk identified and stated at the scope stage
  • Facts confirmed with the relevant authority rather than assumed
  • Pricing written against a defined scope, never the reverse
  • Change orders written, priced, and approved before work proceeds

III · Verify

Document the finish

Completion tracked, photographed, and reported as the work happens, so a draw or a holdback release rests on evidence rather than an assertion. The record is assembled once and forwarded as received.

  • Draw-ready documentation at each stage
  • Conditional lien waivers at each draw, unconditional at closeout, every subcontractor
  • Itemized completion against the original report or condition
  • A closeout that actually closes the file

03 — Scope discipline

We work inside
a defined band.

Grandmark works at $25,000 and under. The business is built around that band deliberately. It is the size at which one accountable person can hold the whole scope in view: define it precisely, perform it without a chain of intermediaries, and close it out completely.

Work that scopes beyond the band is referred out to an appropriate firm rather than stretched to fit. That is a discipline, not a disclaimer — every job we have seen go wrong for somebody else went wrong because a scope was accepted that should have been passed on.

Where a specialist trade is needed, we engage and coordinate it rather than performing it in-house.

04 — Boundaries

What we
don’t do.

Naming the edges is part of the standard. A partner who knows exactly where we stop can refer with confidence.

  • We do not take work beyond the defined band. It is referred out at the scope stage.
  • We do not price a scope we have not read in the original document.
  • We do not proceed on a change that has not been written, priced, and approved.
  • We protect client and partner privacy; neither is used as a marketing claim.
  • We do not publish client or partner names, and we do not use a referral as a marketing claim.
  • We do not route anyone through public review platforms.

05 — Terms

Warranty and insurance.

Workmanship warranty

Our workmanship is warranted for one year. Material defects are not covered — those sit with the manufacturer, and we will point you to the applicable coverage. The warranty is not transferable.

Insurance

Certificates of insurance available on request. We will complete whatever vendor intake, approval, or compliance form your brokerage or institution uses.

06 — Who you deal with

Grandmark is owner-operated. The person who reads your report is the person who writes the scope, and the person accountable when it is finished. There is no dispatcher between you and the work.

If a scope is not ours to take, you will be told directly and early — which is, in practice, the most useful thing a referral partner can be given.
